Framing Day1 - The first day of framing Hopkins House
Some folks have requested pictures of the project at Johns Hopkins biotechnology park. I’ve decided to create a series of posts, naming each of them according to the project. The first project of this series will be titled ”framing day(n)”. Today is day one of framing and things went fairly well. The lumber was delivered at approximately 7:30am. The guys were running a little late but the driver delivered the materials anyway. They did arrive shortly thereafter and began to unpack the lumber.
framing floor joists Much of the week will be spent framing the floor joists on the first floor. The process involves “pocketing” the floor joists into the brick and sealing them in with concrete. Pocketing simply requires that 4 to 6 inch pockets are dug into the outside walls and the floor joists are placed inside these pockets. The floors of course must be level so shims are required. We normally use a rope line along with a liquid level. Flipping houses is not always this intense but this project is a rehab.
By 2:30 pm the joists for the first floor were pocketed and a 3 foot section was then cut for the stairwell to the basement. I didn’t get a picture with the section cut out but I will show it on another post. This process is the most time consuming because it requires that we stop to cement the joints where the floor joists sit inside the pockets. Once we have all three floors done, the framing will move much faster.
